Terms of Use

By using House Math, submitting an address, or acknowledging the cookie notice, you agree to these Terms and to the Privacy Policy, which is incorporated by reference. If you use House Math on behalf of an entity, you represent that you have authority to bind that entity, and “you” includes that entity.

You must be at least eighteen (18) years of age and have legal capacity to contract. The Service is offered from the United States. We make no representation that it is available or lawful in any other jurisdiction.

“Service” means the House Math website at https://house-math.com, including reports, estimates, forecasts, comparable-sale displays, PDFs, and related software. “Estimate” means any automated current-market-value figure, range, confidence score, ring value, comparable, or forecast generated by the Service. “Content” means all text, data, models, layouts, and materials on or produced by the Service.

Subject to these Terms, we grant you a limited, revocable, non-exclusive, non-transferable, non-sublicensable license to access the Service for your personal, non-commercial evaluation of a residential property in which you have a bona fide interest. We may suspend, limit, or terminate the license at any time, with or without notice. No other rights are granted, whether by implication, estoppel, or otherwise.

THE SERVICE PROVIDES AUTOMATED INFORMATIONAL ESTIMATES ONLY. An Estimate is not: (a) an appraisal under the Uniform Standards of Professional Appraisal Practice (USPAP); (b) an evaluation under federal interagency guidelines; (c) an automated valuation model prepared for a federally related transaction; (d) a broker price opinion; (e) an inspection, survey, title search, or environmental report; or (f) legal, tax, insurance, lending, or investment advice.

We do not inspect the property, verify condition, living area, permits, flood status, or title, and we are not a licensed appraiser, real-estate broker, lender, or insurer. You shall obtain a licensed appraisal and independent professional advice before any transaction, loan, listing, insurance claim, tax filing, or legal proceeding.

You agree that you will not rely on any Estimate as the sole or primary basis to buy, sell, list, finance, refinance, insure, value an estate, contest a tax assessment, or prosecute or defend any claim. Estimates may be incomplete, delayed, or incorrect. Five-, ten-, and twenty-year figures are hypothetical predictions, not warranties of future value, and may decline.

The Service queries public and commercially published sources, including without limitation county appraisal records, U.S. Census data, FHFA indexes, geocoding services, and listing websites. We do not control those sources and disclaim responsibility for their accuracy, completeness, or availability. Their terms govern their data.

Zillow, Zestimate, Redfin, Realtor.com, Homes.com, and similar names are trademarks of their respective owners. House Math is not affiliated with, endorsed by, or sponsored by those owners. Copied estimates, if shown, are those parties’ figures for comparison only. MLS numbers, if displayed, are copied from public listing pages and confer no license to republish MLS data.

Accounts are not currently offered. Looking up an address does not require registration. We may refuse, suspend, or delete a report at our discretion.

You shall not: (a) use the Service for any unlawful, fraudulent, or deceptive purpose; (b) scrape, crawl, harvest, or bulk-export Content except ordinary browser use; (c) interfere with or overload the Service; (d) reverse engineer models except as law permits; (e) represent any Estimate as an appraisal or as our opinion of a specific transaction; or (f) use the Service to build a competing valuation or listing product. We may rate-limit or block automated access.

Facts you submit (including living area, beds, baths, year, and roof) are your representations. We may recompute Estimates from those facts. You are solely responsible for errors arising from facts you provide.

The Service and Content are owned by us or our licensors and are protected by copyright, trademark, and other laws. You may download a report PDF or share a link to a report you generated for personal use. You may not copy, modify, distribute, sell, or create derivative works from the Service except as expressly permitted herein.

THE SERVICE AND ALL ESTIMATES ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS, IMPLIED, OR STATUTORY, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT ANY ESTIMATE IS ACCURATE, COMPLETE, OR CURRENT, OR THAT THE SERVICE WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE.

Where a disclaimer is not permitted, the remaining disclaimers apply, and any implied warranty is limited to the minimum duration required by law.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOUSE MATH AND ITS OPERATORS, OFFICERS, AND PROVIDERS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST EQUITY, FAILED TRANSACTIONS, OR COST OF SUBSTITUTE SERVICES, WHETHER IN CONTRACT, TORT (INCLUDING NEGLIGENCE), STRICT LIABILITY, OR OTHERWISE, EVEN IF ADVISED OF THE POSSIBILITY.

OUR AGGREGATE LIABILITY ARISING OUT OF THE SERVICE SHALL NOT EXCEED THE AMOUNTS YOU PAID TO US FOR THE SERVICE IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM. IF YOU PAID US NOTHING, OUR LIABILITY IS ZERO DOLLARS ($0.00).

These limitations are an essential basis of the bargain. If a limitation is held unenforceable, liability shall be limited to the maximum extent permitted by applicable law. Nothing herein limits a non-waivable consumer right, including any non-waivable right under the Texas Deceptive Trade Practices–Consumer Protection Act.

You shall defend, indemnify, and hold harmless House Math and its operators from and against any claims, damages, losses, and reasonable attorneys’ fees arising out of: (a) your use of the Service; (b) any decision made using an Estimate; (c) facts you submit; (d) your breach of these Terms or of third-party rights; or (e) your representation of an Estimate as an appraisal.

The Service uses only cookies and similar technologies that are strictly necessary to operate the Service. The Service does not use advertising or analytics cookies. Details, including the inventory and legal bases, are in the Cookie Policy.

We may amend these Terms by posting an updated version with a revised date. Continued use after posting constitutes acceptance. We may modify, suspend, or discontinue the Service at any time without liability. Sections 4 through 14 survive termination.

These Terms are governed by the laws of the State of Texas, excluding conflict-of-law rules. Exclusive venue lies in the state or federal courts located in Dallas County, Texas, and you consent to personal jurisdiction there.

To the extent permitted by law, you and House Math waive any right to participate in a class, collective, or representative action. Claims must be brought in an individual capacity.

If any provision is unenforceable, the remainder remains in effect. Failure to enforce is not a waiver. You may not assign these Terms without our consent; we may assign them. These Terms, the Privacy Policy, and the Cookie Policy are the entire agreement concerning the Service and supersede prior understandings. Headings are for convenience only.
