House Math publishes estimates of U.S. residential market value from public records, nearby closed sales, and listing-site figures. The site is for information only. It is not an appraisal, a broker opinion, tax advice, lending advice, or an offer to buy, sell, or finance property.

You are responsible for the address you enter and for checking bedrooms, bathrooms, living area, and other facts against the house itself. We do not invent rooms. If those facts are missing, we will not publish a number.

Estimates can be wrong. Listing-site figures can be wrong. Sold-home records can be incomplete. You should not rely on House Math as the only basis for a purchase, sale, offer, or loan.

The site is provided as is. To the fullest extent allowed by the State of Texas, House Math is not liable for lost profits, failed transactions, or other damages arising from use of the estimates.

These terms are governed by the State of Texas, without regard to conflict-of-law rules. Courts in Dallas County and Collin County, Texas, United States have exclusive venue, except where applicable law requires otherwise.
