Data & Third-Party Information Disclaimer

House Math assembles reports from information obtained from third parties and from facts you enter. This Disclaimer explains those sources as they actually operate today. We do not claim a license, affiliation, or dataset that we do not have.

1. Sources the Service may query

Depending on the property, the Service may retrieve or display information from:

  • Public records and government products — including county appraisal district websites in Texas (for example, Dallas Central Appraisal District and Collin Central Appraisal District pages when the property is in those districts), U.S. Census Bureau / American Community Survey statistics, and FHFA house-price indexes.
  • Publicly available listing websites — pages that publish property facts, sold comparables, or automated estimates. We may copy a published estimate for comparison and may copy an MLS number if it appears on such a page.
  • Automated valuation providers — when configured, House Math may request a property value estimate and comparable listings from RentCast (rentcast.io) for the stated address. That figure is one input to the House Math mix, not a copy of the House Math number, and not a licensed appraisal.
  • Geocoding and mapping providers — to place the property and nearby sales on a map. Map tiles are requested as ordinary images.
  • Automated retrieval tools — third-party language-model or web-retrieval services used to locate publicly available pages for a stated address. Those tools can err.
  • City or county permit sites — when a permit search is run for the address.
  • User-entered facts — living area, rooms, year, lot, roof, and similar.

Availability varies by location. Many U.S. counties have no automated county lookup in the Service. Failure to retrieve a source is not a representation that the source has no data.

2. MLS and listing-site figures

House Math is not a subscriber to, or licensee of, a multiple listing service unless and until this Disclaimer is updated to identify a specific license. MLS numbers, if shown, are copied from publicly available listing pages. They confer no right to republish an MLS compilation, photos, or remarks.

Zillow, Redfin, Realtor.com, Homes.com, and similar sites are independent. Copied “Zestimate,” Redfin Estimate, or similar figures are those parties’ products, retrieved for comparison. House Math does not operate those products and is not responsible for their methods or errors. Refreshing that comparison does not change a House Math Estimate except as described in the Valuation Disclaimer.

3. Ownership; no claim to third-party data

We do not claim ownership of public records, government statistical products, listing-site pages, or trademarks of others. Our original compilation, interface, models, and expression in a House Math report remain our intellectual property, as described in the Terms of Use.

4. No warranty of third-party data

To the fullest extent permitted by applicable law, House Math is not responsible for inaccuracies, omissions, delays, or unavailability originating from third-party or public sources, including mismatched addresses, wrong living area, missing sales, stale tax values, or a language-model misread of a page. You should verify material facts against primary records.

5. Trademarks

Zillow, Zestimate, Redfin, Realtor.com, Homes.com, and other third-party names are trademarks of their respective owners. House Math is not affiliated with, endorsed by, or sponsored by those owners. Use of a name is for identification of a source we may copy for comparison, not for sponsorship.
