This page states, in plain language, facts a consumer should know before using House Math. It does not replace the Terms of Use. If anything here conflicts with a more specific legal page on the same point, that specific page controls, except that nothing here is intended to take away a non-waivable consumer right.

1. What House Math is

House Math is an online tool that estimates what a house might sell for today, using nearby sold homes and other public information. It is a technology product. It is not a person walking the house. It is not a bank, broker, or appraiser.

2. What House Math is not

  • Not a licensed appraisal, and not “official” or “certified.”
  • Not a listing price, cash offer, or promise of what you will get or pay.
  • Not tax assessed value, and not a tax bill.
  • Not approval for a loan, insurance, or an investment.
  • Not legal, tax, or financial advice.
  • Not affiliated with Zillow, Redfin, Realtor.com, or Homes.com.

3. The number can be wrong

If living area, bedrooms, or bathrooms are missing, we would rather show no number than a wild one. Even with those facts, comparable sales can be thin, records can be wrong, and markets move. Five-, ten-, and twenty-year sketches are guesses based on history. They can go down.

4. Before you buy, sell, or borrow

Confirm living area, condition, title, taxes, and flood or other hazards with primary records and licensed professionals. Get a licensed appraisal when a lender, court, or tax authority requires one, or whenever the amount at stake is large enough that a wrong number would hurt.

5. Advertising and referrals

House Math does not currently sell leads, display paid partner recommendations, or take referral fees from lenders, agents, or insurers. If that changes, this notice and the Terms will be updated, and paid placements will be labeled.

6. Cost; liability

The Service is offered without a user fee at this time. That is one reason the Terms of Use limit our liability to the fullest extent permitted by law, including to amounts you paid (currently none) except where the law does not allow that limit. You still have whatever non-waivable rights your jurisdiction grants consumers.
